BHC provided site selection, zoning, architecture, landscape, and signage design for the new campus of IGS Energy. The site, originally zoned to include expansive setbacks from I-270, was rezoned to allow maximum visibility. The buildings create a strong identity for IGS while meeting the City of Dublin’s considerable design standards.
The Campus Master Plan provides for the phased completion of two buildings totaling nearly 180,000 square feet. Flexibility is built into the site’s design (the development text is written for two parcels) so that buildings can function independently if IGS Energy decides to lease or sell one or both of its buildings in the future.
Phase I is 104,000 square feet with underground parking for 65 vehicles. The building’s interior is visually open and transparent with few traditionally walled offices. Multiple offices overlook a four-story staircase that ascends from the lobby. Programming includes conference rooms, consumer call center, training rooms, cafeteria, data center, and a fitness center and locker rooms.
The Phase II building is 75,000 square feet. This building can be connected to the larger building by atrium/causeway. A tiered plaza runs between the two buildings and overlooks a proposed pond and water fountains.
Both buildings are intended to achieve LEED Certification, so special consideration has been given to alternative energy integration, storm water retention, as well as the preservation of natural vegetation, open space, and tree stands in the planning of the campus.
