Case Study

Saxony

Town of Fishers, Indiana

Saxony® is a ±725-acre mixed-use community located off I-69 and planned by BHC utilizing the principles of New Urbanism. Located on the site of what was once a vacant suburban shopping center in Central Indiana, Saxony contains diverse housing options interwoven with open space, proportionally-scaled business districts, and retail.

To the north, the Corporate Campus contains more than 280 acres of office, light industrial, service and retail space. To the south, multiple office districts, a ±458,000 sq. ft. Village Center, a medical district, and unique retail opportunities exist within a pedestrian-friendly community of 1,350 residences. Located within the heart of the community is Saxony Village Center. Designed to be the economic and social center of the community, this ±458,000 sq. ft. town center includes roughly 40 acres of dining, entertainment, retail and lodging. A 58 acre medical campus to the west of Market Square is being designed to enable pedestrian interaction with the retail town center. The medical campus is currently under development with Clarian, a major medical provider.

Design standards for Saxony were created by Bird Houk Collaborative. As part of the PUD (Planned Urban Development) Process, an extensive Design Code to control development and maintain community consistency and quality was created by BHC. Cohesive development was achieved through architectural theming, design and application of consistent building materials.

Outlined in this Code are:

•Land Uses
•Thoroughfare Standards
•Site Development and Building Placement
•Parking
•Landscape Standards
•Architecture
•Signage
•Lighting
•Open Space
